To be honest, unless you like climbing onto roofs like the lyrics suggest above, you probably aren’t going to know you have an issue with a broken tile or flashing. You would never guess I used to have a massive fear of heights, but working as a builder has made me overcome this. I will always work to health and safety guidelines, as I do with every job, but especially with heights. I have replaced complete rooftops, or just the odd broken or missing tile.
